Our onboarding Service, setups the account for a new tenant. It covers overhead costs such as administration, property condition inspection, and welcome materials to be used by the tenant in the future. As tenants come and go from a property, they will need to be onboarded and offboarded. Onboarding involves the process of welcoming and orienting new tenants by providing essential property information, setting up utilities, and ensuring a smooth move-in experience.
Offboarding entails the process of closing out vacating tenants via property inspections, managing security deposit returns, and ensuring the property is prepared for subsequent occupants.
Lease-Up -Applicant Screenings
A lease-up involves us finding a new tenant and conducting a screening and credit check. It covers all of the back end work such as property showings and compiling all lease paperwork for signing.
Advertising & Marketing
We can advertise and market your property to find a tenant or to design and execute a campaign for your holiday rental property.
Lease Renewal
A lease renewal occurs when a tenant’s lease comes up for renewal and the property manager has to renegotiate and administer the new lease agreement. We can handle and negotiate any lease renewals.
Utility Setup Fee
Transition periods between tenants often involve transferring or setting up utilities. For the administrative effort to ensure utilities are appropriately handled, avoiding any disruptions for incoming tenants. Whether it’s water, electricity, or internet services, it can ensure a smooth transition and continuous services for residents.
Tenant Background Check Fee
Before renting out a property, it is crucial to understand the tenant’s history. These checks ensure that the tenants are reliable, have a clean record, and are financially stable. A thorough vetting process minimizes potential risks for landlords. Along with the aforementioned marketing efforts, we can handle application processing, ordering credit reports and checking references, and ultimately facilitating a signed lease agreement. Checking prospective tenant’s creditworthiness is done through a third party tenant screening software.
Bill Payment
Bill payments can be handled for our properties. It provides a convenience for property owners, ensuring all bills are paid timely, avoiding potential penalties or service interruptions.
Reserve Fund
The Reserve Fund is for unforeseen property-related expenses. It acts as a safety net, ensuring there are funds readily available for sudden repairs or emergencies. It is a way to safeguard both the tenant’s experience and the property’s condition.
On-call Service
Our On-Call service is in place for addressing property-related concerns outside standard business hours. This might include emergency repairs or tenant issues that require immediate attention. Owners and Tenants can rely on a responsive service, knowing there is support available at any time day or night to address any property emergencies that may arise.
Repair and Maintenance
Maintenance issues are an unavoidable part of rental property management. Property maintenance is an important element in our Property management service. We have trusted vendors that ideally can satisfactorily complete the job at a reasonable market rate or can source the correct contractor.
Property Inspections
Property Inspections are a pivotal part of the management of our properties. We attend a property routinely inside and outside and a detailed condition report prepared. A bespoke schedule can be created exactly for our client’s requirements.
All of our managed properties are inspected twice a year and potentially more frequently depending on the property’s age and location. This is included in our full-service management fee. Inspection results are forwarded to the property owner including a detailed inspection report, photos or videos, and any potential recommendations.
Residence Associations
Managing properties within a Residence Association requires added coordination and communication. Providing the effort to ensure property compliance with Residence Association rules, attending meetings, and addressing any related concerns. It streamlines the relationship between property managers, homeowners, and the Residence Association. By handling this complex interface, the management company ensures that homeowners remain in good standing with their associations.

Artistry has invested in a quality property management portal which helps us to efficiently manage properties, ensuring tenants and landlords have a seamless experience. With a rent payment system to maintenance requests and tracking portals.
Late Payment
Late payment fees (commonly just called late fees) are fees billed directly to tenants for rent or other billable charges that are paid after the contractual due date. Late fees are great motivators to incentivize tenants to pay on time.
Pet Administration
Properties allowing pets often have additional considerations like potential damages or nuisances. This relates to the added administration efforts of managing pet deposits, pet rents, or any pet-related incidents. It ensures that while tenants enjoy the benefits of pet ownership, any related issues are pre-emptively addressed. We conduct Risk Assessments conducted on a regular basis in order to identify any issues that need immediate attention (e.g., plumbing problems) or other necessary improvements (e.g., painting). Additionally, we record any photos/videos taken during these inspections as evidence if needed later down the line in legal proceedings against tenants who may be violating their lease agreements.
Gardens & Grounds Keeping

We can take out all the worry of handling contractors and vendors. Landscaping, window washing, plumbing repairs, etc. Keeping track of these vendors is surprisingly a demanding job. Each vendor should always be hired based on a contract, whereas the terms need to be negotiated before work is performed. Performing the service then needs to be coordinated with tenants, with the goal to minimize tenant disruption. We make the process seamless for the Owner and the Tenant.
